Apogee’s PH 2001 just went on the market this past Friday, April 13th for $25,000,000. The seller purchased this unit a year ago for $11,500,000 and is listing it now for $13,500,000 more. As far as we can tell, owner hasn’t made any upgrades to this penthouse. There are other PHs in South Beach, especially in the South of Fifth market nearing $20M or exceeding the $30M threshold. As a matter of fact, there are now more higher or top tier penthouses in the market than in recent years. Continuum South has PH#2 with 11,031 sqft is listed at $35M or 3,172 sqft., and PH3 with 4,661is listed at $19.5M or 4,183 sqft. Icon also has two penthouses: PH#1 with 8,301 sqft at $14,900,000 and PH#2 with 7,993 at $19,000,000. Rumor has it that one of this has a good offer on the table. Lets wait and see.
 
Continuum North has PH#2 on the market for $13,515,000. Ocean House, the newest oceanfront property in South of Fifth, has two penthouses with private rooftop pools that are either pending or under offer.

There have been 14 units in the three to five bedroom category sold to date in South of Fifth. The highest sale was the Continuum South #PH1 with 5 bedrooms and 6,360 sq.ft  for $16,200,000 while the lowest sale was Portofino Towers unit #505 with 3 bedrooms and 2,340 square feet for $855,000.

Miami agency may sell newly purchased film complex

    Just as Wynwood seems poised on the brink of becoming an entertainment hub — with "Rock of Ages" and "Charlie's Angels" filmed there and talk of Queen Latifah coming to town — Miami's Community Redevelopment Agency might reverse directions and put its flagship film facility back on the market.
   Last year, the agency bought the 89,000-square-foot former Miami Skills Center at 29 NW 13th St. from the county's public school system for $3.1 million and drew plans for the Miami Entertainment Complex, a mixed-use facility that would include two sound stages, editing suites, screening rooms, production offices and rooms for other production functions.
   Miami's Downtown Development Authority backed the move, as did many in the local entertainment community.
   No renovations have actually been done yet, but the agency sold part of the parcel to the Florida Department of Transportation for slightly more than $1 million. "We can still sell the Skills Center at a profit," Marc Sarnoff, Miami commissioner and director of the redevelopment agency, said at that group's January meeting. "A lot of people have contacted us."
   When the agency was investigating the studio project, "I don't think there was a person in Miami we didn't invite," Mr. Sarnoff said then. "We wanted to see if there was a private individual who would fund this. And we waited and waited. No private-sector person wanted to take the $10 million risk."
   But now, it would appear that the private sector has taken an interest. New York investor Moishe Mana, who owns the large Wynwood Free Trade Zone parcel along Northwest Fifth Avenue, is interested in helping create a Miami Entertainment District, according to Tony Cho, his real estate broker.
